A small studio working across sectors, on schemes from £100k to £100m.

Marjoram Architects was founded in Dulwich in 2016. Our commercial and developer work has spanned across North and South London, to community schemes within the London Borough of Bromley, multi-dwelling projects across South and Central London, and commercial schemes within the immediate home counties.

Every commission begins with an open conversation. We discuss your aspirations, brief and budget from first principles, working with you to develop the most appropriate solution for the site that provides the most value. There are no fixed packages and no standard answers.

Chartered practice

RIBA chartered, ARB registered

Both senior architects are chartered with the Royal Institute of British Architects and registered with the Architects Registration Board. We meet the procurement bar for public-sector and institutional commissioners as standard.

Awkward sites

Brownfield, airspace, heritage

Schemes on greenfield and brownfield sites, dense urban infill, existing buildings, heritage assets, and airspace above existing structures. Comfortable with the constraints, from consent risk to structural change.

Value range

£100k to £100m

Comfortable across the value spectrum, from compact commercial schemes to multi-dwelling developments. We work collaboratively with other consultants to bolster our team and expertise as required.

Common questions

What developers and building owners ask first.

What size projects do you take on?
We work on schemes from around £100,000 through to £100m construction value. Most of our commercial and developer work sits in the £500k to £25m range, but we are comfortable scaling up or down depending on the brief and work collaboratively with other consultants to bolster our team and expertise as required.
Do you work outside South London?
Yes. The studio is in Dulwich, but our commercial portfolio spans Greater London (Haringey to Bromley) and we have delivered projects further afield in the immediate home counties including Gravesend, Hertfordshire, and Berkshire. Our Dulwich base means we can meet on site anywhere in London within a morning.
What is your experience with airspace, brownfield and heritage sites?
All three are part of our active portfolio. We have designed airspace schemes above existing buildings, taken tricky brownfield sites through planning to completion, and worked on heritage assets and numerous projects within conservation areas.
How are your fees structured?
We do not run fixed-fee packages. Every commission is scoped against the specific scheme, with fees agreed up front before any work begins. Common structures include a fixed lump sum for the early design stages up to and including planning, a percentage of construction value for the latter and technical delivery aspects of the project, or an hourly basis for early-stage feasibility work. We will explain the options at the initial consultation as we develop a scope of services with you.
How long does the planning process typically take?
For commercial and residential development schemes this can vary considerably. Pre-application discussions typically run six to twelve weeks; a full planning application sits with the local authority for eight to thirteen weeks for minor applications and longer for major schemes. We will talk you through a realistic programme for your specific site at the consultation.
Who will I be working with day to day?
You will have a named lead architect on your scheme from the first consultation through to completion. Most commercial commissions are led by Kristian Marjoram (Director) or Slawomir Turek (Associate), with Ben Matthews on technical delivery. We deliberately keep the team small so the people you meet are the people who do the work.
What does the free initial consultation cover?
A thirty to sixty minute conversation, in our Dulwich studio, on a video call, or on-site at your project. We discuss your brief and desired outcomes, your budget framing, the site, the programme, and the likely planning route. You leave with our honest view on whether we are the right practice for your project. No fee, no obligation.

Bring us your scheme, your site, or just an idea.
